Real Estate Transactions

Bulgaria’s recent history and diverse landscape make its real estate and urban planning law quite challenging to negotiate.

Besides privatisation and restitution laws, construction and urban planning regimes are frequently overhauled. There are land acquisition restrictions and special administrative regimes for construction in industrial zones. Notably, one third of Bulgaria’s territory is under the protection of Nature 2000 network and most construction, infrastructure or energy projects need to account for the corresponding strict environmental regulations. This creates complex legal maze for real estate and construction lawyers which our team is used to traversing.

Due Diligence

Our lawyers render a detailed due diligence of title/ limited property rights and existence of liens, encumbrances and injunctions over real estate.

We represent our clients during negotiations for acquisition of real estate and offer schemes for securitisation of payment (transfer of the ownership title) in the event of real estate transactions (escrow and other guarantee agreements, etc.). We also provide legal advice to our clients for execution of lease agreements, built-to-suit projects, etc.

Disputes

We represent clients before the competent administrative authorities in connection with real estate transactions, as well as in real estate and construction litigations.
