ADVENIS Germany angelt sich Trophy-Immobilie „Neue Höfe Herne“ für den SCPI Eurovalys

Der Investment- und Asset-Manager ADVENIS Germany hat als Transaktionsmanager die „Neue Höfe Herne“ für den offenen französischen Immobilienfonds Eurovalys gesichert. Verkäuferin des zwischen 2018 und 2021 zum neuen Innenstadt-Highlight Hernes umgewandelten Komplexes ist die Landmarken AG aus Aachen. Die urbane Mixed-Use-Immobilie, die vom Markt mehrfach ausgezeichnet ist, wechselte für einen mittleren zweistelligen Millionenbetrag ihren Besitzer. Künftig wird sie von ADVENIS Germany gemanagt und in den 2015 aufgelegten SCPI Eurovalys eingebracht. Der Fonds investiert hauptsächlich in deutsche Büroimmobilien in ausgewählten Lagen der deutschen A-, B-, C- und D-Städte. Mit dem jüngsten Ankauf hält der SCPI Eurovalys nun 33 Objekte.

Der Käufer wurde bei der Transaktion rechtlich von act legal Germany und bei der Technical Due Diligence von alea real beraten. ROTTHEGE beriet den Verkäufer in rechtlichen Fragen. Baker Tilly deckte die steuerliche Seite ab. Vermittelt wurde die Transaktion von Greif & Contzen.

Die Gesamtmietfläche der „Neue Höfe Herne“ beträgt knapp 14.000 Quadratmeter vollvermietete Fläche, die zu mehr als 60 Prozent aus Büroflächen besteht. Die verbleibenden Flächen verteilen sich ausgewogen auf Mieter der Segmente Handel, Fitness, Dienstleistung und Gastronomie. Darüber hinaus stehen in dem direkt an das Gebäude angrenzenden Parkhaus 524 Garagenstellplätze zur Verfügung. Die „Neue Höfe Herne“ können zudem über die U-Bahn-Station „Herne Mitte“ erreicht werden, die direkt vor dem Gebäude liegt.

Das 1961 erbaute ehemalige Hertie-Warenhaus mit seiner denkmalgeschützten Lamellenfassade befindet sich auf einem 5.000 Quadratmeter großen Grundstück am innerstädtischen Robert-Brauner-Platz in Herne. Es stand zuletzt seit 2009 vollständig leer. Im Zuge der umfassenden Revitalisierung zwischen 2018 und 2021 wurde für das neue Architektur-Highlight Hernes ein zukunfts- und drittverwendungsfähiges Nutzungskonzept entwickelt, das neue Frequenz in die Innenstadt des Regionalzentrums bringt.

Das Konzept, das die denkmalgeschützte Immobilie ehrt und sie heute in neuem Glanz erstrahlen lässt, ist mehrfach preisgekrönt. Auf der polis Convention, der Messe für Stadt- und Projektentwicklung in Düsseldorf, wurden die „Neue Höfe Herne“ 2021 mit dem silbernen polis Award ausgezeichnet. Daneben gewannen sie im gleichen Jahr den silbernen FIABCI Prix d´Excellence als eine der besten Gewerbe-Projektentwicklungen in Deutschland.

Prime Properties ist ein in Luxemburg ansässiger Investmentfonds, der in 7 europäischen Ländern Immobilien im Wert von mehr als 700 Millionen Euro verwaltet (Gesundheitswesen, Wohnen, Büro und Einzelhandel). Über seinen Teilfonds „Assisted Living Core“ erwarb Prime Properties zwei renommierte Seniorenresidenzen in Baden-Württemberg von der französischen ORPEA GROUP.

Beide Residenzen umfassen 175 Zimmer und 49 Appartements (betreutes Wohnen) mit einer Gesamtnutzfläche von ca. 15.000 qm. Die Residenz „Pflegeheim Weingarten“ wird derzeit noch gebaut und befindet sich im innerstädtischen Bereich von Weingarten (bei Karlsruhe). Die Seniorenresidenz „Haus Edelberg“ befindet sich im Zentrum von Elchsheim-Illingen und wird im Jahr 2020 fertiggestellt und übergeben.

Beide Residenzen werden weiterhin von ORPEA betrieben und wurden zu diesem Zweck langfristig von ORPEA rückgemietet. Dementsprechend wurden beide Transaktionen als „Sale & Lease Back“-Vertrag strukturiert. Die Kaufpreise liegen im höheren zweistelligen Millionenbereich.

Büroimmobilie für den offenen
französischen Immobilienfonds Eurovalys. Der fünfte Ankauf in Deutschland in 2021
wurde in Würzburg und damit erneut in Bayern getätigt. Dort hatte ADVENIS in München-Haar
erst vor einem Monat zugeschlagen. Verkäufer des „West10“ ist der Würzburger Projektentwickler
Beethoven Development GmbH, der das Objekt Ende 2020 fertig stellte. Das „West10“, das
für rund EUR 27,5 Mio. erworben wurde, wird künftig von ADVENIS gemanagt und in den 2015
aufgelegten SCPI Eurovalys eingebracht. Der Fonds investiert hauptsächlich in deutsche Büroimmobilien
in den deutschen Top-7-Standorten. Beigemischt werden Objekte in prosperierenden
regionalen Zentren.

Adventum Group, an investment fund manager operating internationally, has acquired the Mercedes-Benz building in Warsaw.

act BSWW legal & tax provided Adventum with comprehensive legal assistance related to the transaction. The services rendered by the law firm included due diligence of the property, drafting transaction-related documents, and negotiation support.

The law firm also advised Adventum throughout the financing process related to this acquisition. Among others, it negotiated the terms and conditions of the facility agreement with the lender, i.e. Bayerische Landesbank.

Zukunftsweisender Immobiliendeal: Captiva erwirbt von KRE Group zwei Neubauquartiere in Bayern

Der Hamburger Investment und Asset Manager Captiva hat von der KRE Group aus Bamberg zwei aktuell im Bau befindliche innerstädtische Quartiere mit rd. 20.000 m² Mietfläche erworben. Bei den Großprojekten handelt es sich um das zentral in Bamberg gelegene „Lessing-Quartier“ sowie ein Quartier auf dem früheren Gelände einer Großbrauerei im nordbayerischen Lohr.

Der überwiegende Anteil der Flächen wird an beiden Standorten für „Betreutes Wohnen“ genutzt, ergänzt um medizinische Zusatzangebote. Hinzu kommen Flächen für die Nahversorgung, Büros und Boarding Houses, die den urbanen Charakter unterstreichen.

Die Objekte werden Bestandteil des Startportfolios des Spezial-AIF „Captiva Gesundheitsimmobilien Deutschland 2“. Der Fonds wird durch IntReal als Service-KVG verwaltet.

Das Transaktionsvolumen beläuft sich auf rd. 75 Mio. Euro. Die Transaktion, deren Closing für das zweite Quartal 2021 erwartet wird, wurde von Cushman & Wakefield vermittelt.

act legal Poland (BSWW) advised management boards of disposed companies on the sale of completed and under-construction office buildings owned by Buma development company to fund managed by Partners Group, the global private markets investment manager.

The transaction comprised the sale of 11 A-class office properties from BUMA’s portfolio, including two sites under development, with a total leasable area (GLA) of approx. 125 000 sq. m., located in Kraków and Wrocław to Partners Group.
